Bathrooms are one of those places where small problems can stay hidden for a while.
A drip under the sink.
A toilet that rocks slightly.
Caulk pulling away around the shower.
A slow drain that gets a little worse every week.
At first, none of it seems serious.
Then one day the cabinet is swollen, the floor is wet, mould starts showing up, or the repair becomes much bigger than it needed to be.

Take 20 minutes and inspect the bathroom before the water tells you there is a problem.
You do not need special tools.
You do not need to take anything apart.
Just look, listen and check the places where water is supposed to stay under control.
FIRST 5 MINUTES — CHECK THE SINK
Start at the basin.
Turn the faucet on.
Turn it off.
Watch what happens.
Check for:
- Dripping after the faucet is closed
- Water around the base of the faucet
- Loose handles
- Leaks under the sink
- Damp cabinet surfaces
- Slow drainage
- Water marks around pipe connections
Then open the cabinet underneath.
This is one of the easiest places for a small leak to hide.
A fitting may only drip occasionally, but over time that moisture can damage the cabinet, create odours and encourage mould.

NEXT 5 MINUTES — CHECK THE TOILET
Flush the toilet and listen.
Does the water stop when it should?
Does the tank keep running?
Does the toilet move when you sit on it?
Check around the base for any sign of moisture.
Look for:
- Water around the floor
- A toilet that rocks
- Constant running
- Slow filling
- Weak flushing
- Cracks or visible damage
- Leaking supply connections
A toilet that keeps running may need an internal repair kit.
Water around the base may point to a failed seal or another problem that should be checked.
Do not let a little movement become normal.
A toilet should sit firmly.
NEXT 5 MINUTES — CHECK THE SHOWER OR TUB
This is where water hits the bathroom hardest.
Look around the edges.
Check the caulk and joints.
Look for:
- Cracked caulk
- Missing sealant
- Dark mouldy areas
- Loose tiles
- Leaks around shower fittings
- Water escaping onto the floor
- Poor drainage
If the caulk is separating from the surface, water may be getting behind it.
And once water gets behind tile or into wall joints, the damage may not show immediately.
That is why small gaps deserve attention early.
A neat bathroom is good. A sealed bathroom is better.
FINAL 5 MINUTES — CHECK THE WALLS, FLOOR AND DRAINS
Now step back and look at the room as a whole.
Check for:
- Damp walls
- Peeling paint
- Musty smells
- Loose or discoloured tiles
- Water stains
- Areas that stay wet
- Slow drains
- Signs of mould returning
Look especially around corners, behind the toilet, near the shower and below the sink.
These are the places where moisture often shows itself first.
If the same damp patch keeps coming back, do not just clean it and move on.
Find the source.
MAKE A SIMPLE THREE-PART LIST
At the end of your 20 minutes, sort what you found into three categories.
FIX NOW
Small things you can safely handle.
For example:
- Tightening a loose fitting
- Replacing a showerhead
- Renewing damaged caulk
- Cleaning a slow drain
BUY THE RIGHT PART
Items that may need replacement.
For example:
- Toilet repair kit
- Toilet seal
- Valve
- Faucet
- Trap
- Drain fitting
CALL A PROFESSIONAL
Problems involving:
- Hidden leaks
- Water inside walls
- Repeated blockages
- Major pipe damage
- Serious flooring damage
- Persistent moisture you cannot trace
That simple list turns an inspection into a maintenance plan.

- Are there any damp walls or loose tiles?
If everything looks good, great.
If something does not, now is the time to deal with it.
